The tracker runs locally in your browser. It has no account, cloud database, analytics or bank connection, and it does not upload property addresses, mortgage figures or rental income.
It does not sync automatically between computers or import data from property portals. Export a backup from one device and import it on another when you want to move the records.

No. The income-tax and CGT figures are estimates from the information you enter. The tracker is an organiser and decision aid, not tax advice, accounting software or an HMRC filing tool.
No. The current version models properties held personally, including Section 24. It does not compare personal ownership with an SPV or model corporation tax and dividend extraction.
Mark it sold, then add the sale price, selling costs and qualifying capital improvements. The property leaves the active portfolio totals and shows an indicative gain and residential-property CGT estimate.
